Consider These 6 Key Factors Before You Buy Land
Subdivision Settlement

When it comes to purchasing your next home, it’s easy to get swept up in the finer details, such as polished benchtops, freshly painted walls, and stylish fittings. But before you fall in love with the finishes, it’s important to take a step back and assess the land itself. Why? Because the condition and characteristics of a block can have a significant impact on your property’s value, future development potential, and even your day-to-day living experience.

At Mosaic Settlements, we’ve seen many buyers caught off guard by costs and complications that could have been avoided with a bit of due diligence. Here are six essential factors to consider before making an offer on a property.

1. Land Area and Zoning

A property’s land size and zoning classification determine its potential use and future value. For example, a 1000m² block zoned R20 could potentially be subdivided into two lots. Even if you’re not planning to develop now, this potential can significantly affect long-term capital growth. Always ask your agent — or check with your local council — to confirm the current zoning and explore what’s possible down the line.

2. The Shape of the Block

A rectangular block generally allows for more efficient home designs and landscaping. On the other hand, narrow or irregularly shaped lots can limit how you use the space. These design restrictions can be overcome with clever planning, but they may add extra costs. Unusable “dead” space also means you could be paying for land you can’t really use, which is something worth considering before signing on the dotted line.

3. Orientation and Natural Light

The direction your property faces matters, especially in terms of energy efficiency and comfort. A block that allows for a north-facing backyard or living space will benefit from beautiful natural light in winter and better year-round warmth. This orientation is highly sought after, especially in Perth, and can enhance your living experience while reducing energy bills.

4. The Slope of the Land

While a sloping block might offer great views, it can bring hidden costs. You’ll need to consider the expense of retaining walls, drainage solutions, and additional site works. Over time, poorly managed slopes can lead to issues like soil erosion, leaning fences, or cracked retaining structures. Before purchasing, check the site carefully and ask your builder for advice on potential costs.

5. Road Position and Drainage

Is the block level with the road, or does it sit below street level? Properties positioned below the road surface may be more prone to water runoff or drainage issues, especially during heavy rainfall. A home on the high side of the street typically avoids these problems, and often enjoys better street appeal and resale value.

6. Privacy and Future Development

Take a walk around the block and check for privacy concerns. Are neighbouring properties overlooking your backyard? Are there multi-storey developments nearby? These factors can affect your lifestyle, and your resale value. Always check with the local council for any proposed developments in the area before committing.
